The aim is simple: keep you informed while we quietly get on with the job. We’ll agree the scope, timescales and budget up front, then manage the day-to-day details so you don’t have to.

Scheduling & access
We agree start dates, key milestones and access arrangements — ideal for landlords who aren’t local or owners juggling work and family life.
Strip-out, prep & trades
Old fittings, damaged finishes and failed tiles are removed. We then bring in trusted trades as needed to get the property sound, safe and ready for new finishes.
Tiling, finishes & checks
We complete tiling, redecoration and agreed works, keep you updated with progress and only sign off once you’re happy with how the property feels.

We want the property to keep feeling finished long after we’ve handed the keys back. That’s why we’re happy to talk through any questions once you’ve moved in — or once tenants have settled.
Do I need to be at the property while work is carried out?
Not necessarily. Many landlords and owners are happy to provide keys or arrange access via an agent. We agree everything up front and keep you updated with messages and photos as the job progresses.
Can you work to a fixed budget?
Yes. We’ll prioritise essential safety and repair items first, then show you what’s possible within the remaining budget so you can choose where to invest for the biggest impact.
Do you only take on full-house projects?
No — we’re just as happy refreshing a couple of key rooms as we are managing a full-property overhaul. We’ll tailor the scope to what the home actually needs right now.
